Located in Central Florida, Orlando is one of the state’s fastest-growing cities. While it isn’t on the Atlantic Coast or the Gulf of Mexico, that doesn’t mean residents can’t get to the ocean when they crave a saltwater swim. There are plenty of 55+ communities that provide proximity to sand, sun, surf, and all the joys that come with living near Orlando.

Here are five active adult communities that provide residents access to both the beach and Orlando.

Del Webb at Viera – Melbourne, FL

New construction single-family and attached homes are available in the gated 55+ community of Del Webb at Viera. This community is in Melbourne, which is right on the Atlantic coast and just over an hour from Orlando.

Del Webb at Viera employs a full-time activities director, which means there are plenty of activities, social events, and clubs to enjoy. Residents also have access to a comfortable clubhouse, a modern fitness center, and a pool with a patio, a whirlpool spa, and cabanas. There’s also a community garden and plenty of walking trails.

Homes are spacious and include features like flex space, attached two-car garages, and private outdoor space. Models have 1,579 to 3,453 square feet, with two to four bedrooms and two to five bathrooms.

Melbourne is on Florida’s Space Coast, and many of the most popular beaches are along the Indian River Lagoon. Residents especially enjoy Paradise Beach, Satellite Beach, and Spessard Holland South Beach Park, which has a 100-foot boardwalk over sand dunes. There’s also plenty of surfing, surf fishing, and snorkeling.

Grand Isle – Melbourne, FL

Another Melbourne community with access to both Orlando and beach activities is Grand Isle. This gated 55+ community is in the lush, well-landscaped master-planned Viera community. There are lots of amenities, a lifestyle director planning activities and social events, and floor plans that allow homeowners to enjoy space and privacy. The four home models range from 1,765 to 2,546 square feet with two to four bedrooms, two or three bathrooms, and an attached two-car garage.

Amenities at Grand Isle include a clubhouse with a community room, a fitness center, a formal parlor, a library, and a ballroom. Outside, residents can relax around the sprawling pool, enjoy the veranda, and play some tennis or pickleball. There are also community activities and fitness programs, such as water aerobics, yoga, and ongoing poker games.

The Melbourne Beach Pier isn’t far, and it’s a great spot to watch an early morning sunrise. Across the Intracoastal Waterway is the Barrier Island Sanctuary, a nature preserve for sea turtles and other wildlife. Orlando and all its attractions can be reached by heading northwest on the Florida Turnpike.

Indian River Colony Club – Melbourne, FL

Active adults hoping to be close to Orlando, near the beach, and on a golf course have a great option. Indian River Colony Club is a well-established community of single-family homes and attached villas. It covers 453 acres and includes the private Indian River Colony Club Golf Course.

This community was initially designed for retired members of the military, and residents have held onto that energy. The clubhouse, for example, is called the At Ease Club. There’s a fitness center and a restaurant as well as an art studio, a library, and a card room. The community also includes a non-denominational chapel and Colony Hall, which is a theater that seats 300 people. Tennis, shuffleboard, and bocce is also available near the oversized pool.

Indian River Colony Club is close to all the best Melbourne beaches, and Orlando is not far away, either. Residents making a day trip to the Central Florida city can enjoy visiting the Orlando Museum of Art or taking the grandkids to one of the theme parks in and around Disney. There’s also plenty of shopping, great restaurants, and Old Town, which hosts classic car shows every Saturday night.

Latitude Margaritaville – Daytona Beach, FL

One of the most popular 55+ communities near Orlando, Florida beaches is certainly Latitude Margaritaville. This gated 55+ community is in Daytona Beach, about an hour from Orlando. Latitude Margaritaville is known for its social scene, its long list of amenities, and of course, Jimmy Buffet. Perhaps its biggest draw, however, is the private beach. A shuttle service takes residents from the community to their private beach club on the Atlantic Ocean. There are private cabanas, a covered pavilion with seating, and a swimming pool all right on the beach.

There’s plenty to do in the community as well. Residents use the Fins Up! fitness center, indoor lap pool, and whirlpool spa. Drinks and food can be found at the Latitude Bar & Chill Restaurant, and performances are always on the schedule at the Last Mango Theater. There’s a business center, a pet spa, tennis, pickleball, and a beach-entry swimming pool.

Nearly 4,000 single-family and attached homes are available in four distinct collections. The Conch Cottages Collection features attached models with 1,204 to 1,466 square feet, two bedrooms, two bathrooms, and an attached two-car garage. Single-family homes are found in the Caribbean Collection, Beach Collection, and Island Collection. They range from 1,503 to 2,564 square feet and have two to three bedrooms and two to three bathrooms as well as an attached two- or three-car garage.

Plantation Bay Golf & Country Club – Ormond Beach, FL

High $400s – Mid $2Ms

Large homes in a well-landscaped active lifestyle community are available at Plantation Bay Golf & Country Club. Minutes from the beach and about an hour from Orlando, this community offers country club living and a lot of golf. Three different membership packages are available to residents, depending on how often they want to access the links, amenities, and social opportunities.

Membership at the country club isn’t required, but the amenities can only be used by homeowners who have The Clubhouse Membership. This opens up the clubhouse and dining amenities. The Fitness Membership includes the fitness center, pool, and social and dining activities in the two clubhouses. There’s also the Sports Membership, which provides access to the spa, tennis courts, and some golfing privileges. The Full Membership gives residents access to all amenities as well as unlimited golf on the 45 championship holes at Plantation Bay.

Dozens of floor plans and models are available in single-family and attached villa styles. Low-maintenance condo homes are also available.

For homeowners who are ready for the beach, the community is close to Romano Beachfront Park and Tom Renick Park.
