New construction continues at Avalon Trails, a gated 55+ community in Delray Beach, Florida. Lennar Corp. has purchased the final 209 lots in the neighborhood, which will be used for single-family homes and attached villas. The community’s initial lots–which feature attached homes–we’re built by 13th Floor Homes, which is exiting the community.
The total price tag was $27.64 million, and the terms of the agreement include the potential for additional compensation to the seller depending on sales. Approximately $132,249 was spent per lot.
Delray Beach Homes for Sale at Avalon Trails

Lennar expects to offer active adult buyers single-family home floor plans in five models; Cypress, Jacaranda, Magnolia, Sycamore, and Willow. These homes will have 1,507 to 2,509 square feet with three or four bedrooms, two or three bathrooms, and an attached two-car garage. Prices will start in the high $300s.
13th Floor Homes built eight attached home models before Lennar joined.. These models will have between 1,564 and 1,881 square feet, with two or three bedrooms, two bathrooms, and an attached one-car garage. Buyers can choose a home with options like granite counters, stainless steel appliances, and hurricane impact windows and doors. Prices for attached homes begin in the mid $300s.
Lennar is expected to sell those models and expand attached home inventory.
Resort-Style Amenities and Activities
Outside, a resort-style swimming pool is available for relaxing swims and soaks.
All residents will be treated to amenities and recreational opportunities designed to keep homeowners engaged physically, intellectually, and socially. A large community clubhouse called The Club at Avalon Trails will include a fitness center, a business center, and rooms for billiards, cards, and games. Residents can also use the arts and crafts center and enjoy live events at the performing arts center and movie theater. There will also be a cafe and multipurpose rooms.
Outside, a resort-style swimming pool is available for relaxing swims and soaks, while the nearby lap pool will provide homeowners with an opportunity to exercise in the water. A large sunny patio includes plenty of seating, and there are pickleball, tennis, and bocce ball courts. A community garden is available, and there are plenty of walking and biking trails throughout the community.
